Yes. The supermarket anchor is signed and will drive consistent daily footfall across the centre. The 90 retail units around it are open for immediate lease enquiry.
What is the lease term and how is rent structured?
Standard lease is three years, renewable, with rent review at year three. Indicative rates are shared per unit after enquiry — there is no public rate card. Service charge, chiller and signage fees are billed quarterly.
What is included in the service charge?
The service charge covers common-area cleaning, security, landscape maintenance, on-site management and centre marketing. Chiller (district cooling) and signage permits are billed separately. We share the itemised breakdown in the leasing pack.
Is parking included for tenants and customers?
Yes. Mizn Avenue has 437 on-site parking spaces — 224 visitor bays, 19 accessible bays, 16 EV-charging bays and 2 bus bays — wrapping the centre on three sides with direct sightlines to every shopfront. Parking is free for shoppers.
How long does fit-out take and what's the grace period?
Tenant fit-out grace period is typically 30–60 days depending on unit size and complexity. Units are delivered shell-and-core with MEP, water and drainage stubbed, ready for tenant build-out to landlord guidelines.
Does the landlord handle Tawtheeq registration?
Tawtheeq registration is the landlord's obligation under Abu Dhabi law — we initiate the registration once the lease is signed, and provide the tenant with the Tawtheeq contract number required for trade-licence issuance and DED filings.
Can a first-time UAE operator lease a unit?
Yes — strong first-time concepts are considered for Compact (31–50 m²) units, particularly in services and specialty retail categories. Operators with one or more existing UAE locations are prioritised for Standard and Flagship tiers.
Can I view the unit before signing?
Yes. Once the leasing pack is shared and you have shortlisted a unit, the leasing team arranges an on-site viewing at the actual shell. Same-day viewing slots are available for serious enquiries.
Are category exclusivities granted?
Selected categories receive curated exclusivity within a defined radius — typically supermarket, pharmacy and primary clinic positions. Exclusivity is recorded in writing within the lease, with an explicit category description and radius.
Are there food-and-beverage exclusive rights on the terraces?
F&B terrace operators do not receive blanket exclusivity, but the tenant mix is curated to avoid direct cuisine overlap on the same terrace run. Specialty coffee, casual Arabic, family casual dining and bakery positions are mixed by design, not by accident.
